Associate Director - Leasing

As Shamal Holding continues to grow, we’re in search of an Associate Director - Leasing. In this role, you will be responsible for developing and executing leasing strategies across Shamal Holding’s retail assets to maximize occupancy, rental income, and tenant mix. The role requires strong market knowledge, relationship management skills, and strategic thinking to position Shamal’s retail portfolio as destinations of choice for brands and customers alike.

Leasing Strategy & Planning

• Develop and implement effective leasing strategies aligned with asset positioning, business objectives, and market trends.
• Conduct detailed market analysis to identify new retail concepts, emerging trends, and competitive benchmarks.
• Drive leasing performance to achieve budgeted revenue, occupancy, and tenant mix targets.

Tenant Management

• Identify, source, and negotiate with potential tenants to secure high-quality retail brands and concepts.
• Build and maintain strong relationships with key retailers, brokers, and industry stakeholders.
• Manage lease renewals, extensions, and re-negotiations to retain strategic tenants and ensure optimal returns.

Financial & Commercial Management

• Prepare and manage annual leasing budgets, forecasts, and performance reports.
• Review and evaluate leasing proposals, ensuring commercial terms are in line with company policies and financial objectives.
• Work closely with the finance and legal teams to finalize lease documentation and ensure compliance.

Asset & Project Collaboration

• Partner with asset management, development, design, and marketing teams to ensure leasing inputs are incorporated at all project stages.
• Support pre-leasing and launch activities for new developments or redevelopments, ensuring strong brand alignment and market positioning.
• Provide insights on tenant performance, sales trends, and footfall to inform business decisions.

Leadership & Team Support

• Mentor and support leasing managers and executives to build a strong, performance-driven leasing team.
• Represent the company at key industry events, exhibitions, and retail forums to enhance visibility and partnerships.

• Bachelor’s degree in Business Administration, Real Estate, or a related field. A Master’s degree is preferred.
• 10+ years of experience in retail leasing within the UAE/GCC, with at least 3–5 years in a managerial or senior leasing role.
• Strong negotiation skills and experience in contract management.
• Proven track record in negotiating high-value retail leases and managing large-scale retail portfolios.
• Strong network of retail brands, franchise operators, and brokers in the region.
• Excellent commercial acumen, analytical, and negotiation skills.
• Knowledge of UAE real estate laws and leasing regulations.
